Frequently Asked Questions

What do I need to bring?

With our extensive amenities package, there is less for you to pack! Our villas all provide guests with custom, luxury bed and bath linens. We also provide beach towels, beach chairs and two free 26 inch bikes. Our kitchens are all stocked so that guests have all the necessary pots, pans and utensils you’ll need. We provide starters of necessary soaps and detergents, paper products and trash bags. All properties have a standard 12 cup drip coffee maker with basket type filters. Some also have Keurig coffee makers. Pantry items are left so that others can skip packing or buying many basics like cooking oil, salt and pepper and the like.

What additional fees will be assessed?

All of our reservations include a reservation fee which covers the cost of the cleaning upon your departure. Two bedroom villas are $159, three bedroom villas are $179 and single family homes are $299. Additionally, a resort fee of $99/$109 is charged to cover the cost of amenities, like our Family Fitness Pass, along with the Sea Pines vehicle pass. Vehicles passes for Sea Pines are $30 per week when purchased from the guard shack. Villas come with one vehicle pass and homes come with two. Accommodation and sales taxes in our area total 10%. If you bring a pet, there is a $175 non-refundable pet fee.

Covid-19 Updates

While the US has opened up to travel, Covid-19 still remains a serious world threat. We want our guests to rest assured knowing some important facts: Our cleaning company adopted the use of hospital grade anti-viral cleaners in January 2020. We will be following all mandates set forth by the Governor of South Carolina and the US Government to insure we all stay healthy. We are here to talk with you about your reservation should you need to move or cancel it. Please call us at 843-338-7858 if you need to discuss your plans. Locally, mask and occupancy restrictions have been lifted as of May 15, 2021. However, local labor shortages are affecting capacity in some businesses, especially restaurants, and some folks are voluntarily still following the protocols set forth during the pandemic.

What is the Cancellation Policy?

Cancellations made before 30 days prior to check in are entitled to a refund, less a $99 cancellation fee. Cancellations made with less than 30 days prior to the check in date are not guaranteed any refund. We do our best to re-rent any time there is a cancellation, and refund whatever possible whenever a property is re-rented.

What is the Pet Policy?

Sea Pines is one of the most pet friendly places to visit in the US. Guests who travel with their furry family members are asked to pay a $125 pet fee per reservation. One or two medium sized dogs are fine in most properties. We provide furniture covers for guests to use when weather is wet or when paws are sandy. We also ask that pet owners be both responsible and considerate to the properties and cleaning company. We pay a premium wage to our cleaners so that our properties surpass your expectations of cleanliness, and your support in taking care of pet waste and excessive shedding prior to your departure is appreciated.

When is check in and check out?

Check in time is typically 4pm. Check out is 10am the day of your depature.

What are check out procedures?

Your reservation includes a departure cleaning and so there is no need to clean the villa before you leave. We do ask, however, for guests to take care of a few things to help properties be ready for the next guests. Please put dirty linens in one location so that our cleaning crew will know what is clean and what is not. Please load and start the dishwasher. Please put all trash into the cans outside.

What are the details regarding the free bikes?

All of our properties have two free adult sized (26 inch) bikes. The bikes are standard beach cruisers that are sublet from South Beach Racquet Club. The Club also offers our guests 20% off additional rentals. They offer adult and youth bikes of all sizes, beach carts, specialty bikes like tandems and alley cats and much more. Just ask for our discount code. They deliver and are also the contact point for any maintenance issues while you are here. You can reach South Beach at 843-671-2215.

What are the details regarding the free fitness center pass?

All of our guests are entitled to free entry at Breakthrough Fitness, a fantastic health club that is located about five minutes away, out the front gate. Just go to www.breakthroughfitnesshhi.com for class schedules and directions. We have a simple sign up sheet at the front desk. Long term rentals of 28 days or longer are given an allotment of weekly visits during their stay. All guests are welcome to take advantage of this fabulous locally owned gym.

Where are the beach chairs?

If you don’t find the beach chairs easily, it might be that they are in the service yard (where the trash cans are) inside a little noticed set of closets. Many folks miss these closets at first glance. Inside you’ll usually find a treasure trove of beach fun-the chairs, sand toys, boogie boards and more are usually paid forward from other guests. If your beach chairs need to be replaced because the sand and surf have worn them out, don’t hesitate to contact us.

What if I run out of paper products?

Our cleaning company provides a great amenities package that gets folks started with their stay without needing a major trip to the grocery store. That said, if you run out of paper products or detergents after the starters have been used, we ask that you purchase what you need. In the same way that you may have found plastic sandwich bags and a half bottle of laundry soap, you may leave behind some aluminum foil and spice mix for the next guest. It usually works out fairly well.

How do I get my Sea Pines vehicle pass?

Just like many things in the south, Sea Pines is old fashioned. Your vehicle pass is a blue piece of cardstock that must be in your vehicle’s window during your stay. We always mail your vehicle pass(es) to you ahead of time if time allows, so please be sure we have a good address for where you can receive mail during the three weeks prior to your check-in. Passes can only be replaced by purchasing a new one from security, so don’t leave it behind. Your door code will be in the same mailer.

Keep in mind that real estate is prime near the beach, and so parking can get tight during peak months. Every villa has one dedicated spot. Some have 3 spots shared by 2 villas. There are a few guest spots in each neighborhood. When travelling with extended family or with multiple cars, it is best to utilize the overflow parking lot at the front of the resort near the trolley turnaround, especially when all vehicles will not be driven during your visit.

When is the best time to visit Hilton Head Island?

As locals, we think there is no best time to visit the Lowcountry. The lifestyle and beauty of the south last 365 days a year. The winter provides a warm escape from the harsh winters up north. March brings the turn of spring with colorful azaleas and baby green buds. May and October boast some of the most temperate days and fewer visitors. Of course, all of the warmth and activity of the summer and 4th of July cannot be beat when travelling with your family.
